Abstract: |
The R. Niles Graham collection documents
the lives and business interests of Richard Niles Graham and his immediate family. The
materials in the collection date from 1846 to 1958, with the bulk of the material dating
from 1895 to 1958. The Grahams were prominent members of Texas business and society in
Austin in the first part of the 20th century and descended from the state's 19th century
governing aristocracy. The collection sheds light on the family's history, social
activities, interests, and business transactions and consists of personal and inter-family
correspondence, family estate papers, and business correspondence and other business records
for the Enfield Oil and Petroleum Company and the Enfield Realty and Home Building Company,
such as mineral rights leases, title deeds, financial records, maps, and architectural
plans. The collection also contains a large cache of memorabilia, ephemera, and printed
matter collected by the Graham family over the course of their lives, including scrapbooks,
newspapers, magazines, programs, and travel brochures documenting their personal interests.
Graham also compiled a large collection of photographs that speak to his interests and
document the activities of himself and his family. These materials have been digitized and
are part of the Texas Digital
Archive. |

Richard Niles Graham, born in 1881 to Carrie Augusta Pease Graham (1851-1882) and George
Thomas Graham (1847-1897), was a Texas businessman and social figure who was instrumental in
the development of numerous communities in Austin and throughout Texas. R. Niles Graham had
two siblings, Marshall Pease Graham (1875-1910) after whom R. Niles would later name his
eldest son, and Carrie Margaret Graham Crusemann (1882-1961), also known as "Maggie." Following Carrie Pease's death in 1882, Graham and his
siblings were raised in Austin by their maternal grandmother, Lucadia Christiana Niles Pease
(1813-1905), and their maternal aunt, Julia Maria Pease (1853-1918).
The Pease family was a prominent and affluent family that possessed substantial land and
mineral rights in counties throughout Texas including: Archer, Bosque, Brown, Dallam,
Dimmit, Hamilton, Hemphill, Jackson, La Salle, Lee, Matagorda, Mills, Presidio, Sutton,
Taylor, Travis, Waller, Webb, and Wharton. The original Pease estate is estimated to have
been around 3,000 acres and belonged to Graham's maternal grandfather and former Governor of
Texas, Elisha Marshall Pease (1812-1883). The family resided at the historic Woodlawn home,
built by Abner Cook in 1853, in Austin, Texas. Governor E.M. Pease purchased Woodlawn, also
known as the Pease Mansion, in July 1859. Upon his death in 1883, Governor Pease willed the
estate to his widow Lucadia Pease. Lucadia would later leave the estate to her daughter,
Julia Maria Pease.
In 1901, Graham began attending Trinity College in Hartford, Connecticut. While there, he
joined numerous social organizations, particularly the Delta Psi Fraternity in which he
maintained active membership throughout his life. After graduating from Trinity in 1904,
Graham returned to Austin and began working for the cotton company, Crawford and Byrne.
In 1916, Graham and his cousin W. Murray Graham formed what would be one of Graham's
primary and most influential business ventures, the Enfield Realty and Home Building
Company. Serving as vice president, Graham used land from the Pease estate to develop
residential neighborhoods in Austin and in various counties throughout Texas. The company
was responsible for the development of Austin neighborhoods such as Enfield, Westfield, and
Tarrytown. Graham coordinated the development of these communities through Enfield Realty
and Home Building Company with his cousin who served as president, and his brother-in-law
Paul Crusemann, who served as secretary.
In addition to the Enfield Realty and Home Building Company, Graham also served as
secretary of the Enfield Oil and Petroleum Company throughout the 1920s and 1930s. as
secretary, Graham maintained business correspondence, legal documentation, and financial
records related to the company's oil and mineral lease activities in Texas. Similar to the
Enfield Realty and Home Building Company, the Enfield Oil and Petroleum Company used the
Pease Estate to sell and lease land, oil, gas, and other mineral rights to companies or
individuals.
Graham married Anita Laura Goeth (1889-1953) in January 1910. He and Anita continued to
live at the Pease Mansion, also known as Woodlawn, in Austin and had three children,
Marshall Pease Graham II (1911-1977), Thomas Adolf Goeth Graham (1912-1983), and Julie Anita
Graham (1923-1987). Their eldest son Marshall became a lawyer and would occasionally act as
legal representative for the family, eventually drafting Graham and Anita's will. Marshall
and his wife Louise lived in Corpus Christi, Texas and maintained frequent correspondence
with Graham and Anita. Thomas Adolf Goeth Graham, called "Tom" by his family, established the Graham-Lundgren and Company insurance agency in
Austin. Julie Anita Graham inherited her father's love of art and social and community
involvement, and graduated from the University of Texas at Austin in 1944 with a B.A. in
English.
R. Niles Graham had an active social life and was involved in numerous organizations
including the Delta Psi Fraternity, the Austin Rotary Club, and the Austin Chamber of
Commerce. R. Niles and Anita were popular in social circles and would regularly entertain
guests at Woodlawn. These social relationships are documented in the family's event
invitations, guestbook, and correspondence. Graham traveled extensively throughout Texas and
the United States, frequenting places such as New York, Hartford, and San Francisco, as well
as internationally, including trips to Paris, London, Bath, Liverpool, and Shanghai. These
travels are reflected in his collection of event programs, menus, wine lists, and
photographs. Graham enjoyed art and poetry, and frequently attended theatre and opera
productions. Graham was also interested in family history and genealogy.
Four generations of the Pease-Graham family resided in Austin at the historic Woodlawn home
until 1957, when R. Niles sold the home and the remaining property surrounding it to his
friend and former Governor of Texas, Robert Allan Shivers. R. Niles Graham died in 1959.

The Graham (R. Niles) Collection is diverse in both format and subject, documenting much of
the personal, family, and business activities of Richard Niles Graham through
correspondence, financial documents and ledgers, legal records, maps and blueprints,
photographs, scrapbooks, several forms of ephemera, publications, and creative works, dating
from 1846 to 1958, bulk dating from 1895 to 1958.
Immediate family life in Austin, Texas is documented through correspondence, scrapbooks, a
guestbook, financial and legal records pertaining to the Pease Estate, and law school notes
from R. Niles Graham's son, Marshall. Materials pertaining to Graham's extended family are
concentrated in the papers of Lucadia and Julia Pease and in a large photographic collection
including portraits of family and images from travels and other occasions. The documents of
the Enfield Oil and Petroleum Company are extensive and include correspondence, financial
documents, mineral deeds, and oil leases. Photographs and maps also document Texas oil and
residential developments. Graham's personal interests are seen throughout the collection in
formats including autographed photographs; menus, wine lists and brochures from travels;
programs from college, cultural, and sporting events; greeting cards; drawings; a collection
of poems and jokes; newspapers and magazines; book advertisements and catalogues;
collections of newspaper clippings; prints; and residential architectural plans pasted in
scrapbooks.
The collection documents the history of the vast estate accumulated by Texas Governor
Elisha Pease once the estate had passed on to his widow Lucadia C. Pease, and then to his
daughter Julia Pease and grandson R. Niles Graham. The collection provides evidence for the
many uses of land in late nineteenth and early twentieth century Texas, including leasing,
ranching, oil drilling, and subdividing for residential neighborhoods. The files document
ownership of property in the following Texas counties: Archer, Bosque, Brown, Dallam,
Dimmit, Hamilton, Hemphill, Jackson, La Salle, Lee, Matagorda, Mills, Presidio, Sutton and
Schleicher, Taylor, Waller, Webb, and Wharton. The files include information on the
establishment of many contemporary features of Austin, Texas, including Pease Park, the
Enfield neighborhood, and Niles Road. The collection includes details of the financial and
legal challenges involved in maintaining a large estate and the ways in which such estates
could support significant private fortunes. The collection further documents the uses of the
Pease-Niles-Graham estate's incomes through extensive evidence of the family's lifestyle and
social activities, including menus, travel brochures, scrapbooks, event programs and theater
playbills, and a rich and diverse photograph collection. These include evidence of extensive
travel, particularly to New York City and Hartford, Connecticut. There is evidence of the
economic basis for the lifestyle of the Texan upper class, including the leasing of land for
ranching and oil exploration as well as the sale of land for residential development.
To prepare this inventory, the described materials were cursorily reviewed to delineate
series, to confirm the accuracy of contents lists, to provide an estimate of dates covered,
and to determine record types.

R. Niles Graham correspondence, 1901-1957, undated, 0.8 cubic ft. |
|
|
|
The early documents of the R. Niles Graham correspondence provide a record of
Graham's days at Trinity College in Hartford, Connecticut, and his entrance into the
Texas real estate industry in the latter part of the 1910s. The correspondence
documents business and personal matters in Richard's Grahman's life, dating 1901-1957.
The correspondence from the 1920s provides a personal view of his transition into the
Texas oil industry and the running of his company, the Enfield Oil Company. Much of
the correspondence during this period is with his brother-in-law, Paul Crusemann.
Letters from the late 1920s and 1930s document the continuing expansion of Graham's
business interests in the realm of real estate, through correspondencewith his realty
companies, the Enfield Realty and Home Building Company and the Westenfield
Development Company, and him and various government organizations, such as the Austin
Chamber of Commerce and Texas tax offices. Also included are personal letters between
Graham and his wife, and letters related to various family issues, such as his
attempts to place his son Marshall in east coast boarding schools. After the 1930s,
the correspondence becomes mostly personal in nature, the preponderance being letters
among family members, and letters pertaining to his involvement in his college and
fraternity alumni association and events. There is a small amount of politically
related correspondence with Franklin D. Roosevelt, Winston Churchill, Lyndon B.
Johnson, and Texas Governor Allan Shivers being notable. |

Pease business papers and correspondence, 1846, 1849, 1875-1943, 0.25 cubic ft. |
|
This series consists of invitations, correspondence, and business papers of Lucadia C.
Pease; business papers and correspondence of Julia M. Pease; and an assortment of papers
related to other members and associates of the Pease-Niles-Graham family, dating 1846,
1849, 1875-1943. Invitations issued to Lucadia Pease provide evidence of 27 years of
Pease family social life, offering a detailed view of the family's social connections
and social activities. Lucadia Pease's business papers provide evidence of the ways in
which the Pease land was used to derive income. A significant document within this
subseries is a certificate from the City of Austin accepting the donation of land from
the Pease family, which would later become Pease Park. The L.C. Pease estate papers and
the Julia Pease business papers are the core of this series, mostly produced during and
after the transference of the Pease estate to Julia Pease following the death of her
mother. The papers show the challenges faced by Julia Pease in assuming management of
such a large and widely dispersed set of properties, collecting lease payments, and
assuming the obligations of a large landowner. as a whole, these papers provide
information on a remarkable mother and daughter who kept together a vast estate from the
death of Lucadia's husband, Elisha Pease, in 1883, until the death of Julia Pease in
1918. The miscellaneous Pease-Niles-Graham family papers provide evidence of some family
members and associates that are not otherwise well represented in this collection, such
as a letter signed by U.S. Senator John Niles, and correspondence of Richard Niles
Graham's mother, Carrie Pease. An 1846 receipt for supplies purchased in New Orleans by
Dr. T. Graham is of considerable interest since it was during that time that U.S. troops
were being moved through New Orleans to the Mexican-American War front in Texas. A very
detailed phrenological analysis of a person named Bessie Belle Hoxey provides
information on the practice of phrenology, a pseudoscience common in the late nineteenth
century in which the shape of a person's skull was considered indicative of the person's
character. |

Pease estate papers, 1897-1916, 0.5 cubic ft. |
|
This series contains correspondence, a ledger, and financial and legal documents
related to the management of the land owned by the Pease estate, dating 1877-1916. Many
items date from the decade after Lucadia Christiana Pease's death in 1905, when her
daughter, Julia Maria Pease was taking over management of the estate, . These files
follow logically and chronologically from the Pease business
papers and correspondence, which document the initial transference of property
from Lucadia to Julia. The ledger and the first file in the "Pease estate papers" document properties owned by the Pease estate. These
papers provide a wealth of information on the uses of land in early twentieth century
Texas, particularly the ways in which land was leased for ranching, oil exploration, and
as rental properties. The papers show, in considerable detail, the financial and legal
intricacies of managing a large estate. The papers also illustrate the continual
pressures brought to bear on the Pease family to sell lands, often below expected
prices, and the ways in which the family resisted these pressures, often by ignoring
requests for years at a time. |
|
Other files document ownership of property in the following Texas counties: Archer,
Bosque, Brown, Dallam, Dimmit, Hamilton, Hemphill, Jackson, La Salle, Lee, Matagorda,
Mills, Presidio, Sutton, Schleicher, Taylor, Waller, Webb, and Wharton. The records
include inventories of property, tax assessments, requests for back taxes owed, requests
to lease, buy, or broker the sale of land, promissory notes, lease agreements,
correspondence related to unpaid leases, letters stating enclosure of lease payments,
request for documents to confirm that land bought from the Pease estate has been fully
paid for so that the purchaser may obtain full title to the land and the legal right to
sell it, and examples of such "release notes."
Throughout the papers, the role of William Brueggerhoff, a Pease family associate who
managed real estate transactions, is highlighted. Other notable correspondents include
Covey C. Thomas (La Salle County Judge), John H. Tate (Lee County Judge), H. H. Johnson
(Taylor County), and Wilmer Threadgill (Webb County). |
|
Arrangement |
|
The files are arranged by State Archives staff beginning with the ledger and L.C. Pease
estate records followed by an alphabetical arrangement of Texas counties, with the
exception of the final folder which includes Wharton, Jackson, and Matagorda
counties. |

Enfield Oil and Petroleum Company records, 1913-1941, undated, 1.2 cubic ft. |
|
This series contains documents pertaining to the daily operation of R. Niles Graham's
oil company, Enfield Oil and Petroleum Company, from 1913 to 1941 and undated. Records
include account books, letters and telegrams, tax statements and receipts, billing
statements, contracts, oil leases, mineral deeds, title certificates, bank statements,
business cards, deposit slips, check stubs, stock orders, and other receipts. This
series provides an in-depth look at the Texas oil industry in the interwar years of the
20th century, and documents dealings between Enfield Oil and Petroleum and the following
entities or individuals: Archer County, Brownwood/Brown County, Hutchinson County,
Travis County, Texas Railroad Commission, Citizens National Bank, C. Andrade III,
Jeremiah Brown League, W.D. Gully, H.F. Rider, Sam Windham, W.H. Mannes, Woodruffe and
Company, Humble Oil, and the Texas Company (Texaco). Files organized by county deal with
business transactions within those borders, not necessarily the county or its officials
themselves. as such, they also contain records relating to business with further
companies such as Shell Petroleum Corporation, Phillips Petroleum Company, and the
Shamrock Oil and Gas Corporation, which are still in existence in some form today. The
process of inter-business relations, negotiations, and transactions is also exposed in
the files devoted to specific companies. Files of individuals are clients with whom
Enfield Oil maintained a large amount of business and lawyers who facilitated leases for
land and mineral rights and other matters associated with the business, and reveal the
nature of the business' relationships with its clientele and its employees. |

|
|
|
This subseries contains print souvenirs and memorabilia from the Graham family's
extensive travels, dating 1887-1953 and undated. Menus and wine lists were collected
throughout Texas as well as Ciudad Juarez, New York, Hartford, San Francisco, Long
Beach, Honolulu, Japan, China, and London. The menu collection also includes menus and
wine lists from railroad diner cars and steamship cruise lines. Of particular interest
is a set of menus reflecting a trip made by Graham to Asia in 1905. These include
menus from Yokohama, Tokyo, Nagasaki, and Kobe, with dates showing that he traveled to
Japan in the midst of the Russo-Japanese war. The Asian trip is also reflected in
menus from Shanghai and Macao. The oldest menu is an 1887 menu from the Hotel
Kaaterskill, New York. The travel brochures include railroad schedules and
advertisements for travel within the United States, as well as steamship schedules and
advertisements for travel both within the United States and from the United States to
Europe. The Norddeutscher Lloyd Bremen steamship line is especially well documented in
this collection. There are passenger lists for a cruise from New York to Rotterdam and
back, with R. Niles Graham mentioned. The collection also includes several oversized
steamship cabin maps. There is a substantial collection of Texas Centennial
memorabilia dating to 1936, covering events in several cities including Austin,
Dallas, and San Antonio. Of interest is a brochure entitled "Announcing the first air
cruise in history," dated to 1928 and issued by the Luft Hansa (today Lufthansa)
airline. |

|
|
|
This subseries consists of newspaper clippings dating 1898, 1911, 1923-1956, bulk

Scrapbooks, 1866-1937,
undated, 1.25 cubic ft. |
|
This series consists of six scrapbooks that can be seen as serving two purposes:
documenting biographical history through the collection of newspaper clippings and
ephemera and collecting prints and greeting cards of personal interest. Dates range from
1866 to 1937, however, the bulk of prints are undated. |
|
The first scrapbook contains chiefly newspaper clippings and programs (1914; 1924-1928
and undated), as well as funeral announcements for R. Niles Graham's grandfather (former
governor E. M. Pease, 1883) and father (Geo. T. Graham, 1897). Topics include marriage
and divorce announcements, Rotary Club, Woodlawn Estate, Brown County Oil, real-estate
development, Texas State Exposition, Pease Park, and St. David's Church (Austin).
Individuals discussed in articles include R. Niles Graham, Elisabet Ney, Will Rogers, E.
H. Perry, Viscount Weymouth and Daphne Vivian, Oscar J. Fox, and President Calvin
Coolidge. This scrapbook is a purpose-made scrapbook with rows of self-adhering dots.
The book is no longer bound. |
|
The second scrapbook contains the handwritten note "R. Niles
Graham, Austin, Texas, Clippings from Newspapers" on the inner flyleaf. Graham's
personal and Enfield Realty business cards are attached to the inner front cover. News
clippings in the scrapbook (1917-1937) cover topics such as stamp collecting, the
possible passage of a Texas dry law, development of the Enfield neighborhood,
entertainers, and an incident in which the Graham's bulldog contracted rabies and bit R.
Niles Graham, his wife, and children. |
|
The third scrapbook contains prints of architectural plans, residential buildings and
photographic prints of houses, 1890-1908, non-inclusive. The majority of these are taken
from Scientific American, Architects and Builders Edition.
There is one hand-drawn residential floor plan (undated). |
|
The fourth scrapbook is contained in a repurposed tailoring book with a collection of
prints pasted and collaged all over its pages, dating 1888, 1894, 1896-1897, undated.
Prints cover a variety of subject matter including plants, landscapes, interiors,
animals, and people. Some prints use photographic processes, while others are
artistically rendered through a variety of printing processes. A drawing in graphite of
a building and cemetery is also included, with initials "G. E.
P." |
|
The fifth scrapbook is a repurposed clothing catalog labeled "Monarch Tailoring Co., Chicago" on its cover, and signed by R. Niles Graham on
the inside cover. Penciled clothing prices are visible along the top of some of the
pages. Some of the pages, apparently original, have printed images of scenic locations
around the world, including Great Britain, New Orleans, and Quebec. Other pages have
prints cut out and pasted onto them. Many of the prints are designs for ornamental
plates and vases, mostly floral or stylized animals. Others are prints of domestic
scenes, flowers, and urban or natural landscapes. Dates of items are 1897, 1898, and
1902. |
|
The sixth and last scrapbook is composed of highly brittle and deteriorated paper that
flakes off with the slightest handling. The scrapbook contains mostly greeting cards,
holiday cards, calling cards, and condolence cards, and a funeral notice. Some holiday
cards are Christmas cards, but there is at least one New Year's card. Almost all are
color prints. The most elaborate cards are multilayered with lacework on the surface.
Also included are inspirational or religious poems printed on cards. Within the
scrapbooks are a number of newspaper obituary clippings dating between 1866 and 1891.
Many of the cards are in nonstandard shapes such as figures of children, domestic
animals, or flowers. |
|
Arrangement |
|
Three scrapbooks are located in an oversize box for preservation purposes. The three
remaining scrapbooks are stored as individual items. The series is arranged first by
type of scrapbook: newspaper clippings and ephemera, followed by print collections. The
first two scrapbooks contain the most dated items and are arranged chronologically,
although there is some overlap in coverage. |

Photographs, 1893-1937, bulk
undated, 3.5 cubic ft. (2927 items) |
|
This series of photographs documents the family, social, and business life of R. Niles
Graham and his family, both at home in Austin and in travels domestically and abroad,
dating from 1893 to 1937 and undated. This series consists of 855 photographs, 507
postcards, 17 photoengravings, 3 tintypes, 10 copy photographs, 21 steel engravings, and
22 engravings. In addition, the collection originally included several batches of
snapshot film negatives for which there were no corresponding prints. In about 1978,
8x10 modern prints were made from these negatives by the State Archives' contract
photographer, Bill Malone. Once printed these cellulose nitrate negatives were
deaccessioned and destroyed because they were thought to be a safety hazard. |
|
The subject matter of the photographs is fairly disparate and covers a wide
geographical area. Pictorially, the photographs represent the activity and interests of
the Graham family, from postcards and photographs from their wide travels in the United
States and Europe, to their life at Woodlawn (the Pease Mansion) in Austin. They also
document several of Graham's business ventures, such as the Enfield Oil and Petroleum
Company and the Enfield real estate developments. Graham's collection of autographed
photos of Hollywood actors and actresses is also included. Geographical locations
include Austin, New York City, Trinity College, Hartford, and a large variety of other
Texas, United States, and international cities. Notable subjects of photos include Texas
Governors E. M. Pease and Dan Moody. Also present are military scenes during the
Spanish-American War era and military activities prior to World War I. There remain a
large number of unidentified photographs. |
|
Organization |
|
The photographs are organized into five groups: People, Places, Subjects,
Miscellaneous, and Modern prints. |
|
The photographs are then physically arranged according to original size. The first
three boxes contain smaller format photographs, while the remaining boxes contain larger
formats. For some item numbers, both box sizes may need to be consulted to locate a
particular photograph. Photographs are item listed by photo number in the inventory.
