Biographical Sketch

Wilhelmine Boes Sheffield was born in 1893 in Victoria County, Texas. She lived in Beaumont, Texas, and worked for the Beaumont Real Estate Board from the early 1920s until April 1936. She then moved to Austin, Texas, where she accepted a position as manager of the real estate department of Millican & Hamby Insurance, Loans and Investments. Around 1949 she went into business for herself as a real estate agent and she retired around 1974.

She was an active member of the Austin Real Estate Board, having been a member of the organization for several years prior to the official decision in 1946 to accept women members. At the time she was hired with Millican & Hamby in 1936, she was the only woman member of the American Institute of Real Estate Appraisers. She was also a member of the Texas Association of Real Estate Boards and the National Association of Real Estate Boards. She died on January 7, 1989.

Scope and Contents

This collection contains papers relating to the real estate business in Austin, Texas, and Central Texas. The bulk of the material concerns real estate in Austin from 1936 to 1941, and is approximately 1 linear foot. The small amount of professional development materials contain a talk on real estate given by Wilhelmine Sheffield, real estate reports, materials from a National Association of Real Estate Board meeting she attended, and correspondence dating from 1925 to 1953.

Property briefs make up a majority of the collection and date from 1936 to 1941. Sheffield describes these documents in a letter to North Millican, July 13, 1936, as a “complete general report, survey of neighborhood, physical analysis and recommendations on property.” The most complete ones contain photographs, descriptions of property, house plans, notes and plats. Some of the property briefs only contain a small amount of information, which is noted in the description of the collection as “notes only” or “photographs only” next to the address. The majority of the property is residential with some businesses and lots for sale. The complete addresses are listed first in alphabetical and then numerical order with a small number of incomplete addresses alphabetized and arranged at the end of the property briefs section. Copies of photographs of buildings and grounds are in their respective folders, but the originals have previously been removed to the House-Building photography vertical files.

According to Austin: An Illustrated History, “by 1936 Austin had ridden out the worst of the economic storm of the Great Depression without foundering.” Business conditions were improving. The population had grown to 74,000 in 1936, and more people were moving to the city. An article in the collection from the American Statesman titled “How Austin Grows” states that in 1935 there was an increase in building which included a return to housing construction creating substantial growth. This was also a time when downtown Austin was changing from a mix of residences and businesses to only businesses. This is illustrated in the property for sale at 117 W. 10th Street. It was a house that was owned by Martyn and Jane Elliott who were well established photographers in Austin. Sheffield notes in her property brief that “the majority of the few old houses remaining in the first block off of Congress Avenue are being rented for business purposes.”

The assorted materials contain information about Travis County, Burnet County, and Leakey area ranch properties, photographs of unidentified houses, and information about average square and cubic foot construction costs for the 1930s.
